We have assisted many clients with the purchase of their new home. In talking to buyers it seems to be a misconception that

…if a buyer is not represented by an agent, the builder will somehow reduce the price of the home or throw in options with the money they are not going to pay a buyers agent.

That is a misconception.

The price is the price, regardless of whether the buyer brings an agent to represent them. In addition, if the buyer does not have an agent, the buyer has no representation. The builder’s agent, at the new home site, represents the builder and NOT the buyer.

Without a buyer’s agent, the buyer has no one to consult with about the building process, the home mortgage, insurance coverage, closing arrangements, property taxes and exemptions, home inspections or many other topics that might arise during the contact and building process.

Remember, the builder’s agent has a very limited role when dealing with buyers that they don’t represent. Before closing, there is a walkthrough inspection of the property being purchased. The builder’s agent will not be there, only the builder’s superintendent and the buyer. When the property closes, the builder’s agent will not be there. Only the closing agent, which is representing the lender.

The one question every buyer should ask themselves is:
